Mansion Global: A Glass ‘Butterfly’ House That Took Two Decades to Build Is Selling in Malibu

This avant-garde concrete, steel-and-glass Southern California house, with a roof shaped like the wings of a butterfly in flight, took two decades to complete.

Set behind double entry gates in Malibu’s hillside neighborhood of Bonsall Canyon, the residence, designed by Malibu-based architect Ed Niles, fits seamlessly into its surroundings.

Inside, six zones fan out and run the length of the structure. The interior space within each wing has its own personality and connection with nature. Separated by stone decks and gardens, the spaces “see” each other through the home’s glass walls.

“The home’s construction is unique, and it’s like a work of art,” said Mark Gruskin of Westside Estate Agency, who listed it in February. “If it sells for asking price, it will be one of the highest sales in Bonsall Canyon, where there have been multiple sales between $10 million and $20 million.”

The seller, Los Angeles real estate developer Sonny H. Astani, added that the residence is a rarity in Malibu, where most of the houses are stucco and wood.

“Niles is a genius architect,” he said. “And this is one of his last big projects.”

For the buyer who desires to expand the compound, Astani will soon be offering the 7-acre parcel next door for $15 million; it has a new-construction house designed by the renowned modernist architect Ray Kappe.

Stats

Set on a 4-acre flat lot, the 7,200-square-foot house was completed in 2022. It has five bedrooms, five full bathrooms and one half bath. Stone decks add 1,500 square feet.

Amenities

The house is on an elevated plot that enhances the views, and has Italian marble floors, pillars hand-painted by artisans, and a great room with a chef’s kitchen, dining area and family room. The primary suite has a spa-like bath, an Italian marble soaking tub and oversized custom closets. Other amenities include an infinity-edge swimming pool and spa, an outdoor kitchen and barbecue area, a dining pavilion, a four-stall barn, a jumping arena and a two-car garage.

There are approved plans for two guest houses.

Neighborhood Notes
Bonsall Canyon, a section of the Malibu Park neighborhood between the Pacific Ocean and the Santa Monica Mountains, is a peaceful and private enclave with ranch-style residences on large properties that cater to equestrian lovers.

The exclusively residential community offers easy access to the beach as well as some 400 miles of public riding, hiking and biking trails. “The trails aren’t quite a hidden secret, but they are lightly used,” Gruskin said.
